04 — Markets
We concentrate where we can build genuine operating knowledge and trusted local relationships. That focus sharpens acquisition decisions and improves execution after closing.
05 — Investment lens
Our evaluation process combines market fundamentals with asset-specific diligence. These frameworks illustrate how we organize decisions; they are not performance projections.
Market screening
Each opportunity is evaluated independently; emphasis changes with asset, submarket, and market conditions.
Ownership cycle
Employment access, household formation, rent-to-income levels, and competitive supply.
Building systems, deferred maintenance, unit interiors, amenities, and capital reserves.
Resident retention, leasing, expense controls, vendor relationships, and team execution.
Debt terms, interest-rate exposure, liquidity, downside protection, and exit flexibility.
06 — Our approach
Value creation does not end at acquisition. It is earned through hundreds of informed property-level decisions over the life of an investment.
Maintain direct, consistent dialogue with brokers, owners, and local market participants.
Test assumptions, identify execution risks, and preserve flexibility in the capital structure.
Use property-level data, regular site engagement, and accountable plans to drive performance.
Keep partners informed with direct reporting, timely decisions, and transparent stewardship.
07 — Leadership
Yali Jia Founder & Principal
Yali founded KYJ Capital after building a hands-on real estate investment practice across single-family, office, and multifamily assets. Since 2018, she has led acquisition analysis, asset management, capital planning, and the supervision of third-party property operations.
Her multifamily experience spans apartment, duplex, townhouse, and condominium communities across North, East, and Central Texas. She works directly with property managers, lenders, vendors, and investment partners to translate disciplined underwriting into practical execution.
08 — Relationships
We aim to be a credible, responsive counterparty before, during, and long after a transaction.
09 — Connect
We welcome conversations with owners, brokers, lenders, operating partners, and investors who share a long-term view of multifamily real estate.
